Coaldale Experiences Considerable Rise in Development Proposals

Coaldale has recently seen a number of proposals for residential development. 
“We’ve been very fortunate to see continued investment interest from new developers,” said Spencer Croil, Director of Planning and Community Development. “These new proposals have the opportunity to bring a variety of different housing types to market to support residents at different stages of their lives.”

One of the latest developments to be approved is in East Coaldale, where NewRock Developments will develop a 55+ community in the Parkside neighbourhood. The NewRock project will consist of 25 single-story, multi-family units with connections to Coaldale’s existing pathway network and parking space that exceeds the minimum requirements. Private snow removal and landscape maintenance will also be provided to residents.

“This development will be a wonderful addition to the community,” said Croil. “We’ve identified that Coaldale needs more diverse housing that supports different groups, and the NewRock development will fill the demand and give those in the community in the 55+ range more options for housing.”

NewRock Developments has successfully introduced several similar 55+ neighbourhoods in Alberta, notably in Lethbridge’s Garry Station. 

‘We’ve been looking to do a 55+ community in Coaldale for several years, said Rob Whitten, Vice President of Operations with NewRock. “We very excited to be starting The Estates at Parkside Place this fall."

Also on Coaldale’s east side, ISL Engineering and Land Services Ltd. and Destiny Homes Inc. are preparing a draft Area Structure Plan (ASP)/Outline Plan entitled Prairie Crossing. If approved, the plan represents a new neighbourhood that would consist of approximately one hundred homes, with park space and connections to the Town’s pathway system. 
“ISL conducted a survey and open house in August 2021 and the proposal, along with stakeholder feedback, will be presented to Council and the community at a scheduled public hearing to be held in October,” said Croil. “More information about the ASP can be found on our website at coaldale.ca/prairiecrossing.”

On the other side of the town, a number of landowners are proposing a potential residential and commercial subdivision in the newly annexed lands on the western edge of the community. The landowners’ consultant, Alvin Reinhard Fritz Architect Inc. will be hosting a virtual open house to inform and engage with residents and stakeholders.
