The proposed West Coaldale Development Concept Plan outlines potential future residential and commercial development in the SW of Coaldale. The design includes a number of proposed areas that create connections and provide services to the community.
Please note, this proposal has not yet been approved by Town Council. There will be opportunities for public engagement in late August or early September BEFORE the proposal is brought to Council.
This development proposal is not managed by the Town of Coaldale - rather, this page is intended to provide space for information provided by the consultant.
Overview
The West Coaldale Development Concept Plan includes a variety of housing options. The design also offers commercial near the highway which will feature a walkable pedestrian boardwalk or promenade along the edge of the new storm pond in the southeast corner of the commercial area, which will be animated with shops and restaurants to serve the community.
The concept plan places greenspaces and pathways throughout the neighbourhood for increased connectivity and walkability. There are also a number of Park Nodes with opportunities for playground areas as well as Neighbourhood Nodes with proposed opportunities for added commercial space or community programming.

The concept plan has been designed based on the development of the following lands.
Sustainability
This concept plan intends to provide a highly sustainable community that will target net zero.
Homes are oriented to face south allowing for optimized passive solar gains and natural daylighting. Residential homes will be designed using Passive House, LEED, and other optimized building performance strategies.
The design has been developed to promote additional sustainable design strategies, including the use of geo-exchange and photovoltaic solar panels. This will allow residents to capture natural energy from the earth or sun, which can be converted into usable energy for the home.
A great deal of consideration has also been put into water servicing, wastewater collection, treatment, and disposal. The intent is to provide a self-sustained state-of-the-art system that will use cutting-edge water conservation technology.
The greenspaces are intended to provide water features, exceptional landscape, and recreational areas which will promote resident health and enjoyment of the outdoors while simultaneously reducing the urban heat island and improving local air quality.
Through these sustainable design strategies, the development will be a leading example of responsible environmental stewardship promoting the health of the planet and its residents for generations to come.
