Important Property Tax Payment Information
The 2022 Property Tax Notices were mailed out on May 30 and are due June 30, 2022.
Due to processing delays at The Province of Alberta Land Titles Office, recent ownership and mailing address changes may not be reflected on Property Tax Notices.
If you have not received your tax bill please contact the Town office at 403-345-1300 prior to June 30th to avoid penalties.
Payment can be made during normal business hours (8:30 am to 4:30 pm) at the Town
Office by cash, cheque, or INTERAC Direct Payment. A drop box is available for payments made outside of business hours. Payment by credit card is available through PaySimply a third-party service provider at http://paysrc.ca/coaldaletaxes. You may also mail your payments to the Town Office, with cheques payable to “Town of Coaldale”.
Non-receipt of your property tax bill does not exempt you from tax payment deadlines nor late payment penalties.

- When you purchase a property, adjustments for taxes are made between the vendor and purchaser.

How your municipal tax bill is determined:
The amount you pay in municipal property tax is determined by two primary factors: property assessment and mill rate.
- Property assessment, simply defined, is the determination of the market value of a residential or commercial property. The Government of Alberta mandates that an independent, registered and impartial firm determine the assessed value of a property. The Town of Coaldale has no role in the process or determination of a property’s assessment.
- The mill rate is defined by the amount of tax owed per (one) thousand dollars of property value. Once the market value of a property is established, a mill rate is applied to that property’s assessment to determine what is owed in taxes each year. In Coaldale, as with most other municipalities, there is a separate mill rate for residential and commercial properties.
- A Recreation Tax Levy will apply to each developed residential parcel of land within the municipal boundaries of the Town of Coaldale, at a rate of $120 per developed residential parcel of land. This special recreation tax levy will fund the design and construction of a recreation facility within the Town of Coaldale.

Coaldale’s Property Tax Mill Rate
The Town of Coaldale is required by legislation to collect additional taxes from property owners on behalf of the Government of Alberta and the Green Acres Foundation. The taxes owed from these levies are not subject to control or review by the Town of Coaldale; the proportion a taxpayer owes to each category is based upon a separate mill rate established by the Province that the Town collects on the Government of Alberta’s behalf.
Assessment Appeal Process
Prior to filing a written complaint, taxpayers are encouraged to contact Benchmark Assessment Consultants Ltd. The assessor can review your assessment with you. If the assessor determines an error has been made, your assessment will be revised.
If after talking with the assessor, you feel your concerns are not satisfied, you may file a formal complaint with the Assessment Review Board on or before the final date for complaint indicated on your assessment notice. A written complaint explaining why you feel your assessment is incorrect, along with the appropriate filing fee must be submitted to the Town of Coaldale. If you are appealing your assessment notice, your taxes must still be paid in full by the due date to avoid incurring penalties.

Seniors Property Tax Deferral Program

Tax Installment Payment Plan (TIPP)
Town of Coaldale allows residents to make 12 equal monthly penalty exempt pre-authorized payments to pay their property taxes rather than one lump sum payment on the tax due date. Applications for the TIPP Program are accepted up to and including May 31st of each year.
