Home Occupation means the ancillary use of a dwelling unit (and/or its accessory buildings or lands) by any trade, profession or craft for gainful employment involving the manufacture, processing, provision or sale of goods and/or services.
Home Occupation 1 - phone and office only
- no outdoor storage
- no display of goods on the interior of the residence
- all sales occur off premises
Home Occupation 2 - a limited volume of on-premises sales
- storage is not exposed to public view
- a limited display for the inside of the building
These uses are intended to allow small commercial operations to exist in residential areas while not changing the character of the neighbourhood. Home occupations must not cause a nuisance to neighbours.

Processing / Fees
A Development Permit is required for a Home Occupation: A completed application form is submitted to the development officer with a fee.
A clear description of the business is required as part of the application. The description should stress how the adjacent residential development will be affected (for example, noise, traffic, etc.), and other details of the enterprise such as number of employees, storage, areas, etc. All home occupations are approved for a period not exceeding one year. Home occupation permits are reviewed in December of each year.
Processing of the application includes: 1. The development officer reviews the information in the application and may approve an application for a home occupation provided that: a) the use involves phone and office only; b) the use involves no outdoor storage; c) there is no display of goods on the interior of the residence; d) all sales occur off the premises; e) the use complies with the general standards found in the land use bylaw.
If the development officer has any doubt as to whether a proposed home occupation fulfills these criteria, then the application may be refered to the Development Authority for a decision.
2. An application will be refered to the Development Authority if: a) there is a limited volume of on-premises sales; b) the proposed storage is not exposed to public view; c) there is a limited display proposed for the inside of the building; d) the use complies with the general standards found in the land use bylaw. Fees: A $50.00 fee applies for a home occupation application and an additional $140.00 fee applies for a Home Occupation 2. |

Conditions
All Home Occupations Will Be Subject To The Following Conditions:
- except with approval of the Development Authority, no person other than the applicant shall be engaged in such occupations on the premises.
- no variation from the external appearance and residential character of land or building shall be permitted.
- no advertising sign shall be permitted except a sign placed on the inside of a window
- traffic shall be controlled by and conform to the Town of Coaldale Highway Traffic Bylaw.
- no offensive noise, vibration, smoke, dust, odours, heat or glare discernible beyond the property lines shall be produced by the use.
